Two visits per month to the property and visit condo immediately after rain storm to ensure against water leakage, mold growth or insect accumulation.
Overseeing & paying for fumigation (for insect control) as needed. The cost per fumigation will be billed to the owner.
Walkthrough before all arrivals, with comprehensive checklist to be sure everything is clean and in good working order (lights, hot water, telephone, TV, etc.).
Co-ordinate with Insurance Adjuster should any event damage the condo.
Summer shut down as requested by the owner including removal of all balcony furniture.
Scheduling of regular maintenance for hot water tank cleaning, air conditioning, etc. The cost for labor and material will be billed to the owner.
Monthly reports e-mailed to the owner of all activities in the condo.
Monthly account statement with all income and expenses.
Arranging, paying for and ensuring the quality of maid services. The cost per visit and cleaning material will be billed to the owner. (You decide how many times you need the maid).
Customized maintenance & repair services. (Electrician, Plumber, Locksmith, Carpenter, etc) The labor and material will be billed to the owner.
Paying electricity, television and telephone bills etc.
Paying monthly homeowners association fees and paying annual taxes and property taxes.
